We are located at 148 Front St. N. We are the big bright yellow building - you can’t miss us!

Hourly bookings can be done online at www.theverandasarnia.ca using our online scheduling tool. The tool will show our most up-to-date availability and pricing. If you are hoping to plan an event (public or private), please email us at theverandasarnia@gmail.com for pricing and to book the studio.

There are two paid lots (at certain times of day) that you can park at. The lots are located at the corner of Front St. and Cromwell St. and off Christina St. and Front St. across from the Imperial Theatre. There is also ample free street parking on Front St. and Christina St. There is a free lot that is off Cromwell St. and Davis St.

Right in front of the studio is a loading zone. You are free to park there for no longer than 30 minutes, but we encourage you to unload and move your car to a spot or lot as soon as possible to be mindful of other tenants. If you park longer than 30 minutes, you risk your car being towed at your own expense.

Arrive Early:
Please arrive 15 minutes before your scheduled time to make the most of your booking.
Leave It As You Found It:
Kindly return the space to its original condition before leaving. That includes putting furniture and props back where they were and disposing of all garbage in the bins provided. If you use any of the provided equipment (tripods, lights, etc.), make sure you put it back where you found it.No Dragging Furniture:
If you're moving anything, please lift (don’t drag!) to avoid damaging our floors and walls. We appreciate your care.Keep It Down:
Feel free to use our bluetooth speaker, but remember to keep noise at a respectful level.No Adult Content:
Pornographic content is not permitted under any circumstances.No Smoking or Drugs:
Smoking or the use of recreational drugs is not allowed anywhere in the studio.Security:
For safety and accountability, cameras are installed in all common areas.If Something Breaks:
Accidents happen — just let us know right away if anything gets damaged. You may be responsible for repair or replacement costs.Respect Is a Must:
Disrespect toward studio staff, other renters, or the space may result in immediate termination of your session and a permanent ban.Cleaning Fee:
Leaving the studio messy (e.g., garbage not disposed of, space left untidy) may result in a $50–$100 cleaning fee.Candles & Flames:
No open flames. Enclosed candles are okay, but please avoid wax spills. No sparklers, dry ice, smoke machines, or confetti cannons are permitted.Cake Smashes:
Planning a cake smash? Please bring your own floor/furniture covers. Buttercream gets slippery fast, and clean-up is required before the next booking.Messy Props:
Bringing confetti, fake snow, or feathers? Let us know in advance so we can plan for cleanup. Again — no confetti cannons, please!Damage Fees:
You may be responsible for costs if any studio items or property are damaged. (Examples: furniture leg — $200, floor damage — $100–$500, general furniture/prop damage — $100–$500.)Time Management:
Your booking includes only the room(s) you reserved, for the exact time slot booked. Need extra time? You can add it in 60-minute increments — if available.Large Groups:
If you have a big crew, please plan for extra time to load in/out. We may ask you to begin wrap-up 10 minutes before your time ends, or designate someone to begin packing up.Pets Welcome!
We love furry friends — just please clean up after them and be mindful of any mess or damage. You’ll be responsible for any pet-related damage to the space or items.Wifi Access:
Need the Wifi? The password will be available at check-in and displayed in the studio.Make yourself at home!
Please enjoy a water or crispy Diet Coke on us, located in the fridge at the back of the studio. We just ask that you dispose of your garbage and try not to spill!Please be sure to read the Terms of Agreement upon booking for detailed studio rules and policies.

All bookings must be paid in full at the time of reservation.
The Veranda does not issue refunds, but studio credit may be offered for cancellations made at least 48 hours before the scheduled start time.
Cancellations or rescheduling requests made less than 48 hours in advance are non-refundable and ineligible for credit.
All bookings are non-transferable to other parties.

Yes! WiFi details will be available upon entry to the studio both in the welcome booklet and posted.

Yes! Furry friends - including cats and dogs - are welcome so long as you clean up after them and don’t let them on the furniture. If there is any damage to furniture, floors, or props due to your pet, you will be responsible for paying for those damages.

Each hourly booking includes access to the studio, all backdrops/scenes, WiFi, studio amenities, and a crispy Diet Coke or water on us. If you want to rent our tables and chairs, email us at theverandasarnia@gmail.com.

Absolutely you can! Community events are the heart of our space! Please do not book through our website. Contact us at theverandasarnia@gmail.com for more information and to book your event.

Our studio is great for photography, videography, content creation and small events. Events include, but not limited to, showers, vow renewals, small weddings/elopements, parties, strategic planning sessions, business meetings, brainstorm sessions, etc. If you can dream it, odds are we can be a space for it!
